The following land located approx. eight (8) miles south of Kindersley, Saskatchewan, will be offered for sale by tender: NW Sec 35 Twp 27 Rge 23 W3 Extension 0 Approx. 160 Acres NE Sec 35 Twp 27 Rge 23 W3 Extension 0 Approx. 160 Acres Tenders 1. All bids must be in writing and shall be submitted by registered mail or delivered personally to the solicitors for the seller, Doris Vanderkooi, in a sealed envelope no later than 12:00 p.m. CST on August 1, 2023, as follows: McDougall Gauley LLP 500 – 616 Main Street Saskatoon, Saskatchewan S7H 0J6 Attn: Chad Haaf 2. All bids shall include the following: a. Name and contact information for the buyer; b. A statement of the purchase price to be paid; and c. A certified cheque or solicitor’s trust cheque payable to McDougall Gauley LLP in the amount of Fifty Thousand Dollars ($50,000.00), such amount to be held as a deposit. 3. The bid price shall be net of tax and should not include Goods and Services Tax or Provincial Sales Tax. 4. Bids without certified funds will not be considered. If the bid is not successful, the cheque will be returned to the bidder. 5. The closing date for the sale shall be August 31, 2023, or as mutually agreed upon between the landowner and the successful bidder. Failure by the successful bidder to conclude the transaction will result in forfeiture of the deposit as liquidated damages. 6. The highest, or any, bid may not necessarily be accepted and the seller reserves the right to cancel this tender and re-issue a tender for the sale of these lands or sell the lands through a different process. 7. The bidder must have financing preapproved and present an UNCONDITIONAL bid. 8. The lands shall be sold as a package. 9. The lands shall be sold subject to such taxes as adjusted at the closing date of the sale accrue and the following: a. NW Section 35 Twp 27 Rge 23 W3 Extension 0 has an oil tank on the parcel which provides annual easement income and was registered as a Miscellaneous Interest by Teine Energy Ltd. on August 30, 2004 as Interest Register #: 109239419; and b. NE Sec 35 Twp 27 Rge 23 W3 Extension 0 has a CNV Public Utility Easement registered by the R.M. of Newcombe #260 on June 19, 1970 as Interest Register #: 104982150 and Converted Instrument #: 70S11269 10. Mineral rights are not included. 11. Bidders submitting a bid must rely on their own research and inspection of the lands to confirm condition, particulars, and acreage. 12. The bidder acknowledges that the land is conveyed to the bidder on an “as is/where is” basis and that there are no warranties or representations of the landowner expressed or implied. 13.
