I own and operate a real investing company in Charlottetown. Right now, I am seeking properties with sellers willing to do a vendor take-back or seller financing (accepting payments for an agreed period). This strategy can be quite beneficial to the buyer and seller as you save substantially on capital gains tax. Given the right financing terms, I can typically pay the asking price or close to it for rental properties, which is another benefit of seller financing/vendor take-backs. I try to offer them to sellers whose properties have been listed for a while and may not be willing to take a low offer to sell.
