Description

The roadway extends from Villagedale Road and winds it’s way down through both private and conservation lands. It needs back fill/culverts/clearing to make it drive-able, but it is the right of way to the meadow which you cross to come around to the land behind the ponds. According to the township it is not a municipally classed road. Whether sold as conservation or sold privately, the goal should be to protect the beach and meadow areas. They are home to Plovers and many little songbirds as well as birds of prey and seagulls. There is a resident bobcat, and you will often hear the coyotes in the night. As investment land this piece holds all the aces, not only the inherent beauty of the rugged land but the potential for return on your dollar given that it is ocean front makes it worth having in your back pocket or portfolio. I would like to note that I am not taking purchase offers and permits/surveys/migrations are up to the new owner, and I believe that is reflected in the asking price fairly. I can share that PID# 80059710 is migrated to my knowledge but the 80059744 bush lots are not. The portion of 80059710 that is the beach meadow is non residential and you can’t get permits to build on it, you can only access the right of way as per the deeds. You can camp and have outdoor living space on it though. I also want to share that when I approached the Municipality about the Cove Road, I was told that they do not consider the right of way that exists to get into the ponds as Cove Road but a lane way further up the highway towards Villagedale regardless of what the deed says. I have written confirmation of that as well as a basis for gaining access to fix up the right of way going forward. The Property boundary to the eastern edge of the land has been surveyed as part of the next property over being surveyed in the past.
