Ideal for groups of 3 or 4 current university students and/or professionals working at the university. The house is one side of a duplex. Main floor has two spacious bedrooms with luxury vinyl flooring. Basement has 2 large bedrooms (hardwood flooring and wide windows). There is one full bath on the main floor and one full bath in the basement. The living room and dining area (main floor) have hard wood flooring. The fridge, stove, and freezer were purchased new 9 years ago (August 2016). The dishwasher was purchased new in 2022 (June). Rent includes laundry facilities and off-street parking for one large car or two small cars. Tenants pay utilities (gas, electricity, and water). Average costs for four people are approximately $90 per month for gas and $160 for electricity and water. Smoking is not allowed in the house. Only cats may be considered. The house is located on 13 Street, 15-minute walk to the University of Saskatchewan and 3-minute walk to the bus stop on Clearance Avenue. Available August 1, 2025, or after. Tenants must be willing to sign a lease contract with a minimum of 11-month commitment, and they must provide positive proof of financial capacity to fulfil their obligations as specified in the contract. They are required to provide references, and a security deposit of one month’s rent is required upon signing the lease.
