Description

Selling for my mother. 1979 Paramount mobile home located in Trans Canada Trailer Park. This two bedroom, one bathroom 70 x 14 home is wheelchair accessible and has an additional 8 x 12 heated insulated porch for a total of 1076 square feet. Wheel chair ramp leads up to the rear porch entrance and a small deck. Vinyl siding and windows were installed in 2010. Home has an open floor plan with Berber carpet in the living room which opens to the kitchen/dining area with laminate flooring. The laminate flooring continues down the hall past the laundry, bathroom, primary bedroom and porch entrance. Primary bedroom (12 x 11) is carpeted with a large closet and has access to the bathroom. Second bedroom (13 x 11) is also carpeted with a good sized closet. Natural gas furnace is original with home. Also has central air conditioning. Electric water heater was replaced in 2024. Also included: Fridge, stove (with hood fan), deep freeze, washer, dryer, CO2 detector, smoke detector, programmable thermostat. Also ceiling fans in living room, kitchen/dining room and second bedroom and all window treatments. Garage is a handyman’s dream! Insulated, natural gas unit heater, fully wired with lots of plugs and fluorescent lighting. Also has lots of shelves and work benches with drawers and a hook up for a TV. Lot fees are $740 and include sewer, water, weekly garbage, street cleaning, and TAXES. This home does need some TLC. Interior is dated. Oven on stove isn’t working. The shingles on the porch need to be replaced. They have leaked and there are some stained ceiling tiles. That being said, price out a fully finished garage these days and you’re basically getting the mobile home for free.
