Description

Kenai Acres Resort is a year-round (gated) mountain resort and campground located in Blairmore, Alberta. The resort is tucked into the mountainside offering views of Turtle Mountain, the Sentinel Range, and the Pass Powderkeg Ski Hill. It is directly across the highway from Blairmores town center and just a 2-minute drive to restaurants, coffee shops, and the Crowsnest Pass Golf Club. The resort is an ideal basecamp for the areas four-season lifestyle, sitting just 6 minutes from the Pass Powder Keg Ski Area and 40 minutes from Castle Mountain. It is also highly convenient for back-country trails, fishing, hiking, and exploring sights like the Frank Slide Interpretive Centre. About the cabin. It is a custom built seasonal 299 square foot cabin (built in 2022), which features cabinets from the Kitchen Center in Lethbridge (with soft close doors and drawers, quartz counter tops and vinyl plank flooring. The stove is full size while the fridge and dishwasher are apartment size. The bathroom also has cabinets from the Kitchen Center and quartz countertop and has a tub/shower combo. The hot water tank is electric. The cabin is heated and cooled by a wall mount Senville Air Conditioner / Heat Pump, which has been more than adequate. The front of the cabin features a three (3) panel patio slider which lets in tons of natural light and gives a great view to the outside. There is a partially covered deck which is covered with Duradek vinyl. The remaining portion of the uncovered deck is pressure treated with black aluminum railings. Sleeping area/bedroom is a built in twin over queen bunk bed. We have a sectional sleeper (double) sofa in the living room area to accommodate more guests. The oustide features a metal roof, while the sides are a combination of metal siding and cedard tongue and groove. The cabin sits on concrete foundation walls. The annual lease fee includes town water, sewer, power, taxes, garbage, road maintenance and all other items to keep the resort operating. The 2026 lease fee is paid up to the end of the season (Oct 31), so the purchaser can enjoy for the remainder of the season. The purchaser will need to discuss the 2027 lease fee with the resort owner. Prior to October 1st each year, a $1,000 deposit for the following year’s lease fees must be paid. The balance of the lease fee is due prior to April 1st of each year. Power to the seasonal cabin is turned on May 1st and is shut off October 31st each year. Water is not turned on to the seasonal sites until overnight temperatures allow. The owner of Kenai Acres must approve the purchaser of the cabin and you will need to sign a new lease agreement with the owner of Kenai Acres Resort. Should the purchaser decide to do so, there is an opportunity to add on additional sqare footage to the cabin, not to exceed 630 square feet.
