Description

CALL OR TEXT 807-355-1303 We have a 4 bedroom house for sale in Armstrong Station Ontario. It has 2 living rooms, a large dining room, 1 3 piece bathroom, comes with all appliances other than a microwave but includes a dishwasher. 3 of the bedrooms and 1 living room is in an addition while the others are in the old part of the house. The old part of the house is a little more dated and could use some paint as the previous owner had a very interesting colour pallete preference. The addition is about 90% complete, needing mostly trim at this point to finish it off. The totally living space of the main floor is a little under 2300 square feet with a small basement accessible from inside the house that can be used for storage as there are no windows down there. The property is a double lot with a woodshed, a garden shed (although both buildings are old and rough) as well as an 18×36 insulated single car garage with a sealed cement floor. There is currently a low clearance hoist in the garage, but it is not included in the asking price of the house. The last major thing that needs done to finish the outside of the house is the siding and finishing the soffet and fascia. The materials for the soffet and fascia are already bought, and the siding can be discussed to be worked into the sale price if an amicable deal can be reached. The price hpwever, has been heavily discounted from the appraised value in order to reflect the work that still needs to be done. The price reflects the work still required in order to make the house 100% finished. Pictures available on request.
