Description

1.4-acre property in Busby, Alberta, located at 4805 49 Street Only 20 min from St. Albert ASKING PRICE: $80,000 A lot of the expensive preparation work has already been completed. I originally purchased the property to build/place a home here and have already cleared the trees from the planned building area and prepared the property for development. I had a new culvert and driveway approach constructed with crushed rock, at a cost of approximately $20,000. Westlock County approved the approach/culvert project for the property. Utilities are also very close to the property: • Power: Quote was approximately $12,000 to bring power onto the property, including the required power pole and setup. • Natural gas: Runs directly in front of the property. Quote was approximately $5,000, including trenching and connection. • Municipal water and sewer: Lines run directly in front of the property. Quote was approximately $4,000 to trench and bring water/sewer onto the property. This gives someone the opportunity to buy a good-sized piece of land without having to start from scratch. The building area has already been cleared, and the expensive driveway and culvert work is already done. Property: Lot 6, Block 8, Plan 0728211 Location: Busby, Westlock County, Alberta I also have the site/development plan showing where I intended to place the home and how I planned the property layout, which I can provide to interested buyers. Private sale. Serious inquiries only.
