The ocean—Dallas Road and Clover Point Park—is at the end of the street! Cook Street Village is a five minute walk. A 2016-built legal suite on the lower level of our family home (a family of three upstairs). This suite is self-contained (no access to house). Private entrance—French doors that lead onto a small, west facing patio. At 800 square feet, the open-concept includes: - Well-equipped kitchen (dishwasher, microwave, kettle, toaster, AeroPress coffee maker, KitchenAid mixer, cookware, dishes, cutlery, etc.) - Full-size in-suite laundry - 4-piece bathroom - Sizeable storage space (bikes permitted) - Smart TV - Electric fireplace - Master bedroom (11' by 12' and big closet) with a queen bed - Spare bedroom or den (10'x10' including a dresser) with desk and double bed Note the different bedrooms. Some tenants have used the smaller one as a home office. (Optional: the second bed can go in the storage space.) While a garden suite, it doesn't have a basement feel. Full ceiling height (over 7.5 feet). Note the build included soundproofing but it doesn't negate every footfall. This suite is fully furnished and includes almost everything you need; just add your own bedding, towels, and decorative touches. Wi-Fi and city utilities (compost and garbage, water usage, and sewer) are included. As a legal suite, hydro (i.e. electricity, including the suite's dedicated hot water tank) is metered separately. This cost is the tenant's responsibility. It has averaged less than $100 per month. Unrestricted street parking is readily available. The #3 bus stop is a three minute walk. No smoking or vaping on the property. No pets, please. References and ½ month damage deposit required. We can provide references from previous tenants and proof of ownership.
