Small acreage between Rosetown and Harris for sale. This place is the perfect little hobby farm - fully set up and fenced for horses or a small herd of cattle. The medium sized barn has concrete floor, a solid loft and roof and is wired. There is a small chicken coop with a large enclosed area so chickens can free range in summer. The shop is the original RM office and has been re framed with 2x6 construction and insulated. It has water and a small water heater, a natural gas fireplace as well as a woof stove. It has been used as a shop for cabinet refinishing and wood working, but could be converted into something else easily. It also has its own internet. The yard area has been fairly well maintained and many trees planted over the years. There is a large garden area that is a mini orchard with black currants, a goji berry tree, raspberries, young haskaps, apple and plum trees and more. The yard close to the house has nine raised garden beds, multiple perennial flowers as well as a medicinal perennial garden with hyssop, sweetgrass, calendula, echinacea, comfrey, grape vines, two strawberry patches and more. The house is small and in need of some exterior updates, but the interior has been updated over the years including kitchen and bath. The kitchen has a quartz countertop, beautiful backsplash and vinyl plank flooring. There is one bedroom on the main floor and two bedrooms in the basement.
